Rental Agreement & House Rules
Welcome to The Bluebird Cottage!
By booking and staying at The Bluebird Cottage, the primary guest agrees to the following Rental Agreement & House Rules. Please review these terms carefully before completing your reservation.
1. Guest Requirements
The primary guest making the reservation must be at least 18 years old and must stay at the property for the entire reservation. Third-party bookings are not permitted. Only registered guests are allowed on the property. Maximum occupancy is 6 guests, including children.
2. Check-In & Check-Out
Check-in is at 4:00 PM. Check-out is at 11:00 AM. Early check-in or late check-out must be approved in advance and is subject to availability. Unapproved late check-out may result in a $50 per hour fee.
3. Quiet Hours & Gatherings
Quiet hours are from 11:00 PM to 7:00 AM. Parties and events are not permitted. Please be respectful of our neighbors and the peaceful surroundings.
4. Pet Policy
One small dog weighing 20 lbs. or less is permitted with prior approval and an $85 pet fee. Pets must be crated when left unattended, kept on a leash while outside, and all pet waste must be cleaned up. Guests are responsible for any pet-related damage or excessive cleaning. Undisclosed pets may result in a $150 fee.
5. Smoking & Vaping
Smoking and vaping are not permitted inside The Bluebird Cottage. Smoking, including cannabis where legally permitted, is allowed outdoors only. Please dispose of smoking materials safely and responsibly.
6. Parking
Parking is limited to 2 vehicles on the paved parking area. The driveway is shared with a neighboring property and must not be blocked at any time.
7. Hot Tub
Use the hot tub at your own risk. Children must be supervised at all times. Please use the handles/lifter when removing or replacing the cover and keep the cover closed when the hot tub is not in use. When finished, turn off the jets, lights, and waterfall. Do not remove, loosen, or adjust the filter or filter screen.
8. Grill & Fire Pit
The charcoal grill and fire pit are provided for guest use. Use them at your own risk and never leave a fire unattended. Charcoal starter and grilling tools are provided; charcoal and firewood are not guaranteed/provided. Fully extinguish all fires after use and follow any local burn bans or fire restrictions.
9. Exterior Security Cameras
For the safety and security of the property, four exterior security cameras are in use. Cameras are located at the front porch facing the stairs/driveway, the back porch facing the walkway/gate, above the basement doors facing the driveway/storage area, and under the porch near the insect-misting system. There are no cameras inside the cottage.
10. Wildlife, Insects & Natural Surroundings
The Bluebird Cottage is located in a natural, wooded area. Guests may encounter wildlife, insects, spiders, or other critters during their stay. While we take reasonable measures to maintain the property, encounters with wildlife or insects are a normal part of the area and are not grounds for a refund.
11. Damage & Excessive Cleaning
Guests are responsible for damage to the cottage, furnishings, hot tub, or other property caused during their stay beyond normal wear and tear. Guests may also be responsible for excessive cleaning costs resulting from failure to follow the house rules.
12. Cancellation Policy
Cancellations made 30 days or more before check-in are eligible for a full refund. Cancellations made 14–29 days before check-in are eligible for a 50% refund. Cancellations made less than 14 days before check-in are non-refundable. Applicable payment processing fees are non-refundable.
13. Identification Requirement
The primary guest must provide a valid government-issued photo ID as part of the reservation process. The name on the identification must match the primary guest making the reservation.
14. Agreement to Terms
By completing a reservation, the primary guest acknowledges that they have read, understand, and agree to this Rental Agreement & House Rules and accept responsibility for ensuring that all members of their party comply with these terms.
